Up-And-Coming D.C. Neighborhoods to Look Out for in 2020

From Tree-lined Streets to Urban Amenities, No Matter What Kind of Property You’re Looking for, You’re Sure to Find It in One of These D.c. Neighborhoods

Washington, D.C. is best known as the political hub of the United States, but it has plenty to offer real estate investors as well. Whether you’re thinking about buying an investment property or moving to an apartment in a new neighborhood, here are four up-and-coming neighborhoods that are well worth considering in the Washington, D.C. area.

Anacostia

Located in Southwest D.C., Anacostia is rich in history and things to do. From important educational sites like the former home of Frederick Douglass to fun, Instagrammable attractions like the Big Chair to scenic riverside trails, there’s always something going on in this emerging neighborhood. Popular architectural styles include Italianate and Cottage homes, with an average price of $480,000. Transportation is convenient, with the Anacostia Metro station just a 10-minute ride from Downtown Washington on the Green Line.

Deanwood

According to a 2018 Redfin market recap, Deanwood is the second hottest “neighborhood within reach” in the nation—and it’s not hard to see why. For starters, the median home price is $355,000, well below the district-wide average of $626,000. In addition to getting more bang for their buck in Deanwood, buyers are also treated to tree-lined streets and sizable single-family homes within easy commuting distance of downtown D.C. Dotted with charming 20th-century homes, Deanwood is ideal for anyone looking for a historic home. And thanks to a metro station and state-of-the-art recreation center, it also offers a welcome array of modern amenities.

Riggs Park

Quiet and family-friendly yet in close proximity to D.C.’s more bustling areas, Riggs Park truly offers the best of both worlds. The Fort Totten Metro station, Capital Beltway, and Baltimore-Washington Parkway make it convenient for those who commute to work, and its spacious parks make it a particularly great place for dog owners. With the median home price at just over $543,000, this is a residential gem on the rise.

Woodridge

Craftsmans, Colonials, and Bungalows, oh my! Located in northeast D.C., Woodridge is a residential neighborhood characterized by historic homes from the 1920s and 1930s. With a population of just over 11,000, Woodbridge feels like a small town but has plenty to offer in the way of bars, restaurants, and parks. Families with children and young professionals alike are often drawn to this secluded enclave.
